Who We Are
Howard Shannon and Dan Braun have been working together full time as partners since 1978. Gary Braun joined them in 1981. Operating under the name, America West Financial, and based in Santa Barbara, California, Howard, Dan and Gary individually act as General Partners, sponsoring private placement limited partnerships formed to buy or develop self-storage facilities.
The 3 Principals individually or together act as general partners in 22 self-storage properties at the present time. They've been general partners in 10 additional self-storage partnerships over the past 20 years which have been dissolved after the properties were profitably liquidated.
The General Partners' many years of experience in the self-storage industry encompasses a broad spectrum - development; acquisition of existing projects; conversion of existing buildings to self-storage; management turn-arounds; facility operations; rehab of existing properties.
The General Partners operate Braun Property Management (which does business as America West Management), which presently manages 32 self-storage facilities, 2 industrial parks and several retail locations. These 32 facilities total over 17,500 units and more than 1,850,000 square feet of rentable area. The General Partners have an interest in 22 of the properties; the other 10 are fee management accounts.
The 18 California self storage properties are supervised by Gary Braun, president of the management company, and Tim Braun, who resides in Orange County.
Operations in Texas, Alabama and Utah are overseen by our associate, Bob Moran, who is based in Houston. Bob spent many years in upper level management at HUD units throughout the Midwest and southeast, and has brought valuable experience to the Company in his 10 years with us.
To maximize control over our properties, each site is computerized. Our system greatly streamlines our audit functions and provides extensive management reports on demand. Our home office in Goleta, California has access to all sites at any time by modem.
